Commercial Plumbing
Pretoria North
Commercial plumbing Pretoria North businesses depend on has to fit around trading hours and a set of Tshwane by-law duties homes never face: grease traps with a cleaning register, stored water, and fire reels the City seals.

The commercial work, from washrooms to plant rooms
Different premises, different rules: a dealership wash bay is not a restaurant kitchen.
Pretoria North's commercial plumbing is shaped by what is here. Rachel de Beer and Gerrit Maritz streets carry more than fifty motor dealers between them, with the workshops, wash bays and light industry that come with them. West of the suburb, Rosslyn is an automotive manufacturing hub, home to BMW's plant since 1973.
That means oil and grease interceptors, wash-bay drainage, hot water for staff facilities, washrooms that take heavy use, and stored water for premises that cannot stop when the supply does. Restaurants and takeaways along the main roads add grease traps to the list.
Commercial work is planned around trading: shut-offs arranged with the business or the building manager, noisy work outside opening hours where possible, and a written scope before work starts.
What Tshwane's rules ask of a business
Grease, storage and fire water carry duties that homes never meet.

Tshwane's Sanitation By-laws require an approved grease trap, instead of an ordinary gully, wherever grease, oil and fat are likely to block the sewer (section 26). For effluent carrying grease, oil, fat or solids, they ask for approved tanks or chambers with a water seal of at least 300 mm, cleaned regularly, and a register kept by the business with the cleaning dates, who did the cleaning, and a certificate stating how the contents were disposed of (section 27).
Storage is the second duty. Under the Water Supply By-laws, premises that need a continuous supply must have a storage tank, built to SANS 10252-1, holding at least 24 hours of their average daily use (section 20). The north has had reason to check: Rosslyn's industrial area lost supply in September 2024 while two cracked 250 mm valves in Van Niekerk Street were replaced, and again for 14 hours in April 2025 for a meter upgrade.
Fire water is the third. Private hydrants and hose reels are sealed by the City, and the owner must give at least 48 hours' notice before servicing them (section 49), while the national building regulations ask for at least 30 metres of pressure head at any hose reel (SANS 10400-W). On a site where the supply weakens at peak times, that number is worth testing.
Approvals differ too. Outside dwellings, plumbing work on premises that need a fire installation requires the City's written approval first, with drawings and a design certificate (Water Supply By-laws, section 29).
Downstream of all of it, sewage from Pretoria North and Rosslyn goes to the Rooiwal treatment works, whose failures have sent untreated sewage into the Apies River. Keeping grease and oil out of the sewer is part of keeping that river clean.
Check three things before the next shutdown or inspection: the grease trap register, the hours of stored water on site, and when the fire reels were last sealed.

Commercial job cardScope, times, records
Scope
What is being done, where, and what it affects, in writing before work starts.
Shut-offs
Planned with you or the building manager, with times, outside trading hours where possible.
Compliance
Grease trap, storage, backflow and fire water work done to the by-laws and SANS standards.
Records
Itemised invoice, photos, certificates, and the entry for your grease trap register.
Maintenance visits can be scheduled, so traps and valves are checked before they fail.
Scoped in writing, done around your hours
A business needs to know what shuts, for how long and at what cost, before anything shuts.
A commercial job goes wrong when the water goes off without warning, or the scope grows once the floor is open. So the scope, the shut-off times and the price are agreed in writing first.
Invoices are itemised to the line, with certificates and photos, so they can go straight to your accounts, your landlord or your insurer.

Commercial plumbing questions
Asked by owners, managers and landlords.
How is commercial plumbing priced?
By scope. Small repairs are priced like any call-out: the fee, plus time and parts on site. Larger jobs get a written quote after a site walk, and scheduled maintenance is priced per visit, so you know the cost before the year starts.
Does my restaurant need a grease trap?
Yes, if grease, oil or fat can reach the sewer. Under Tshwane's Sanitation By-laws a kitchen like that needs an approved grease trap rather than a plain gully, plus a register of every clean-out with its disposal certificate.
How much water storage does a business need?
If the premises need a continuous supply, at least 24 hours of average daily use, in a tank built to SANS 10252-1, under the Water Supply By-laws. Work out your daily use from your water accounts before a tank is sized.
Can work be done after hours or on weekends?
Commercial shut-offs are planned around trading, and after-hours work is agreed and priced in the written scope before it is booked.
Who services our fire hose reels?
The plumbing to them can be repaired by a plumber, but the City seals private hydrants and hose reels and needs 48 hours' notice before they are serviced. Inspections of the fire equipment itself are for a fire equipment service provider.
Are Rosslyn and Klerksoord covered?
Yes. The industrial areas west and north-west of Pretoria North are within the area this site covers, along with the motor and retail strips in Pretoria North itself.
